Inside the Home Builders Federation’s Modern, Light-Filled Transformation

The Home Builders Federation partnered with Saracen Group to breathe new life into their London office — a project focused on creating a brighter, more functional environment that reflects the professionalism and stature of the organisation. The 2,600-square-foot refurbishment was delivered with precision and care, ensuring minimal disruption while transforming the space into a more welcoming and efficient workplace.

Saracen began by reconfiguring the existing layout to enhance the arrival experience. Glazed and stud partitions were removed and repositioned to open up the reception and entrance area, introducing more light and space and creating a stronger first impression for visitors and staff alike.
On the 3rd floor, further partitioning was removed to maximise the open-plan office area, offering a more collaborative and spacious environment for day-to-day operations.

A key challenge lay on the 1st floor, where poor acoustic performance was affecting the usability of critical meeting spaces. Saracen responded by removing an underperforming folding wall and installing a new full-height stud partition, finished in acoustic felt and decorative timber panels. This solution significantly improved sound separation and gave the room a more refined, modern appearance — ideal for confidential discussions and virtual meetings.

To complete the transformation, Saracen carried out full decoration throughout the building, selecting a palette and finish that enhanced brightness and cohesion. New floor coverings were installed to further lighten the interior and uplift the overall aesthetic.

Select office and meeting room areas were also upgraded with modern furniture, improving functionality and comfort while tying in with the refreshed visual identity.
The result is a revitalised headquarters that meets the evolving needs of the Home Builders Federation — a space that is both practical and welcoming, reflecting their forward-thinking approach to industry leadership. Delivered on time and within budget, the project is another example of Saracen Group’s expertise in thoughtful, detail-led refurbishment.
