Aprirose appointed Saracen Group to deliver a complete design and build solution for their new 1st floor office at 88 Baker Street — a move that marked an exciting new chapter for the investment company. With a focus on functionality, style, and seamless relocation, the brief was clear: create a refined, professional workspace that embraces a modern, open-plan layout.

Saracen responded with a tailored approach, transforming the 3,300-square-foot CAT A refurbished floor into a sophisticated office environment with exposed ceilings and contemporary finishes. Intelligent space planning guided every step of the fit-out — from the formation of executive offices and meeting rooms using full-height and single-glazed partitions, to the design of a welcoming breakout area and bespoke tea point.

The mechanical and electrical installation was carefully coordinated to meet the demands of a high-performance workplace. A new air conditioning system was installed and existing services reconfigured to optimise comfort and efficiency across the open-plan space. Power and data access were integrated via strategically placed floor boxes, supporting agile ways of working throughout the office.

Fire detection systems were reconfigured to suit the new layout, while new floor finishes and a fresh decorative scheme brought the environment together with polish and professionalism.

Working within a multi-tenanted building along with the site situated on a red route- presented logistical challenges — all of which were managed through clear communication and a phased delivery programme that ensured minimal disruption to neighbours.

To complete the project, Saracen’s relocation team facilitated the move from Aprirose’s previous location at 22 Baker Street, transferring staff belongings, furniture, and IT infrastructure — ensuring the client could walk into a fully operational workspace on day one.

The result is a thoughtfully designed, future-ready office that reflects Aprirose’s business needs and brand image — delivered on time, on budget, and with minimal disruption.
