Why Trust Matters: How Saracen Delivered One of Haskoning’s Best Office Fit-Outs Yet

When a new client sought to upgrade their working environment, Saracen Group was brought in to transform a CAT A refurbished 5,400-square-foot office into a modern, high-performance workspace that balances style with acoustic precision. With a programme of just 7 weeks and a central London location that demanded minimal disruption to neighbours, this design and build project called for both technical expertise and logistical finesse.

The brief focused heavily on sound quality — with an emphasis on preventing sound transfer between meeting spaces and ensuring clear acoustics for Teams calls and collaborative work. Saracen delivered a tailored solution, installing full-height stud walls and double-glazed partitions to enhance privacy while maintaining visual connectivity across executive offices, breakout zones, and meeting areas.

To combat echo and elevate the acoustic experience, we installed acoustic ceiling panels on the underside of the exposed concrete slab, along with decorative wall panels throughout the meeting rooms. These finishes were carefully selected not only for their performance but for their visual impact — helping cre

ate rooms that sound as good as they look.

Mechanical and electrical works included the installation of a new air conditioning system, floor boxes and power points to support the open-plan layout, as well as a leak detection system to safeguard the space. A new tea point and comfortable breakout area were constructed to foster informal collaboration, while all new floor finishes, decoration, and fire detection alterations were delivered to the highest standard.

A bespoke meeting booth with integrated storage and a concealed cleaner’s cupboard added functionality and smart use of space. Throughout, Saracen managed the unique challenge of working in a multi-tenanted building located near residential properties and shops — where strict noise restrictions demanded careful scheduling and constant communication.

Once fit-out was complete, Saracen’s relocation team seamlessly moved the client’s staff, assets, and furniture from the 2nd floor to their new 4th floor office — ensuring business continuity without disruption.

With the client happily in occupation, our team then returned to the 2nd floor to complete dilapidation works and successfully handed the vacated space back to the landlord, closing the project with professionalism from start to finish.

The result: a stylish, functional workspace tailored to the client’s acoustic and operational needs, delivered on time, within budget, and with minimal disruption — the hallmark of Saracen Group’s end-to-end service.
